As cities grow, there will always be places that tenants can rent. This can be a home or an apartment so its best to move fast rather than having someone else take it first.

For those who have pets, the person will have to look a little harder since many landlords don’t want the noise and inconvenience of having animals living in the same apartment complex.

The individual should then at the classfied ads of newspapers, magazines and Internet for places that are pet friendly. Another could be place to look are animal shelters, and veterinarian clinics who understand the plight of those who love animals. This will save the tenant time in avoiding those that don’t.

Just because a prospective apartment claims to be pet friendly, the person should talk with the landlord for certain clarifications.

1. Some apartments have  a size and weight requirement for pets. If the owner has a small dog, this is ok. However if this is big and loud, there is a chance that the application will be turned down because of the complaints the other neighbors might file.

2. There are times though that this rule can be waived. There are landlords who will ask for certification to prove the animal has been toilet trained and as long as this is presented, then there won’t be any problem.

This will also reassure the public that the pet will not cause any damage or injury to those living in the complex. Those that don’t have one should send the dog to obedience school and after passing, will get this document.

3. Another thing that can be presented to the landlord is a letter from the previous apartment where one stayed in. If there were no problems in the past, there is a chance the owner of the place will allow the pet to stay.

4. The pet owner should be surprised if the landlord asks for a separate deposit aside from the one given for security. This is because it is difficult sometimes to handle damage done by an animal compared to that done by a person.

Some might ask for $500.00 while others may ask more. The individual should give it since this will be refunded when the contract expires.

Once this has been taken cared of, the tenant can look at other things that anyone would want in renting an apartment. This includes the rent, proximity to the office or grocery and amenities. If there are other requirements, this should be mentioned to the real estate agent to help the specialist keep an eye out for the ideal place.

There are ways to reduce rent during negotiation. The future tenant can do the repairs instead after seeing cracks on the wall, loose wiring, or chipped off paint. This will save the landlord some money in hiring a specialist to do the repairs instead.

The person can also try offering certain services to the landlord and other tenants so that everyone can benefit from the arrangement. This could be cleaning the place, fixing the plumbing or making some minor repairs, which everyone will surely appreciate.

Renting an apartment especially with a pet can be challenging. By knowing how to talk with the landlord, there wont be a problem in coming to an agreement.
